Stonebrae HOA – March 2026 Community Update

🛠️ Community Projects & Maintenance
Recent projects and ongoing improvements include:

  • Additional Speed Bumps: Installation completed March 6, 2026, enhancing neighborhood safety.
  • ABC Park Playground Repairs: Surface repairs completed February 27, 2026, providing a safer play area for families.
  • Tree Maintenance: The Board approved Years 2 and 3 of the community tree maintenance contract, including clearance within 15 feet of homes to support safety and fire prevention.

🏡 Architectural Approval Reminder
As the weather warms and home projects are underway, don’t forget to obtain prior approval for any exterior modifications.

Key points:

  • Approval is generally required for any exterior modifications, including landscaping, additions, or structural changes.
  • Some exceptions exist, such as repainting in the same color, where formal approval isn’t required—but notification to the Association is still necessary for proper recordkeeping.
  • Replacing plants with like-for-like species from the pre-approved list may be allowed, but notification to the Association and the ARC Committee must occur prior to starting work.
  • Forms for architectural requests are available on the Resident Portal: resident.actionlife.com

Dear Stonebrae Residents,

Happy New Year! As we begin January 2026, we would like to share several important community updates, reminders, and upcoming items of interest.


🚧 Speed Bump Addition Proposal – Approved

We are pleased to inform residents that the speed bump addition proposal has been approved.

  • Six (6) new speed bump locations will be installed throughout the community.
  • These additions are intended to improve overall traffic safety and reduce speeding on residential roadways.
  • Installation locations and scheduling details will be communicated in advance once finalized.
  • Reference maps identifying the intended installation areas are provided below, with each proposed location marked by a pink “X.”

🎄 Holiday Décor & Seasonal Lighting Reminder

As a reminder, per the HOA’s temporary holiday resolution and community standards:

  • Holiday‑specific decorations (including themed yard décor and inflatables) must be removed within two weeks following the applicable holiday.

Holiday Season Reminders & Temporary Rule Resolution

As we enter the holiday season, we would like to share several important reminders and recently adopted resolutions to ensure a safe, enjoyable, and well-maintained community for all residents.

✨ Holiday Decorations & Lighting Resolution

Effective December 1, 2025 – February 16, 2026

To support residents celebrating Winter 2025 / Spring 2026 holidays (including Christmas and Chinese New Year), the following temporary allowances and restrictions are in place:

Lighting

  • All non-holiday lighting must be removed by February 16, 2026.
  • Flashing, blinking, or moving lights may only operate 6:00 PM – 10:00 PM daily.
  • Lighting must be positioned so it does not shine directly into neighboring homes.

Decorations

  • Holiday-specific decorations (e.g., Christmas inflatables, themed displays, animatronics) may be installed no more than 2 weeks before the holiday.
  • These decorations must be removed within 2 weeks after the holiday.

Sound

  • Holiday music or sound effects are allowed 6:00 PM – 10:00 PM daily only.
  • Sound must be kept at a level not audible from inside adjacent homes.

🚗 Temporary Street Parking Resolution

Effective December 15, 2025 – January 5, 2026

To accommodate guests during the holiday season, the Board has adopted a temporary emergency parking rule:

Guest Parking Registration

  • Residents may register guest vehicles for overnight street parking within Stonebrae.
  • To register, residents must provide the make, model, and license plate number to the Gate House.
  • A temporary parking pass will be issued and must be clearly displayed on the vehicle dashboard at all times.

Pass Duration

  • Passes may be issued for any length within the rule period but cannot extend past January 5, 2026.

Other Important Notes

  • All regular parking rules for resident vehicles remain in full effect.
  • Guards will continue to issue citations for violations of standard parking requirements.
  • Written notice of this rule will be provided to all residents.

🗑️ Trash & Recycling Reminders

Please ensure trash containers, recycling carts, and compost bins are handled in accordance with HOA guidelines:

  • Carts may be placed at the curb no earlier than the evening before your scheduled pickup day.
  • Carts must be removed from the street and stored out of public view the same day after service is completed.
  • Overflowing containers or loose debris should be avoided to maintain neighborhood cleanliness.
  • Please report missed pickups or bin issues to Recology directly and inform Management if you are expecting a follow-up service.

🎄 General Holiday Courtesy Reminders

  • Be mindful of noise during gatherings and late-night events.
  • Keep walkways, driveways, and sidewalks clear of decorations to maintain fire and emergency access.
  • Dispose of Christmas trees in accordance with Recology’s seasonal pickup guidelines.
  • Please drive slowly through the community during high-traffic holiday weeks.

Preparing for the Winter Season at Stonebrae

As the winter season approaches, our team would like to take a moment to thank all Stonebrae residents for helping keep our community beautiful and well cared for throughout the year. With the colder months ahead, we encourage everyone to take a few proactive steps to ensure both your home and our shared community spaces remain safe and protected during the wet weather.

A few seasonal reminders:

  • Inspect your gutters and downspouts to ensure they’re clear of leaves and debris — this helps prevent water pooling and roof leaks during heavy rain.
  • Check outdoor drains and walkways around your property to keep them clear and reduce slip hazards.
  • Secure outdoor furniture or decorations in anticipation of high winds.
  • Stay cautious on community roads — winter rains can make the hilly terrain in Stonebrae slick. Please drive slowly and watch for pedestrians.
  • Report any drainage issues, fallen branches, or landscape concerns to management promptly so we can coordinate a timely response with our maintenance partners.

The Association will also begin preparing for the season by inspecting storm drains, trimming vegetation near common areas, and ensuring emergency contact resources are ready in case of severe weather.
